In the latest monthly snapshot for July 2026, the typical home value stands around $370,000 while the median list price sits noticeably lower, suggesting some room for negotiation. Inventory has expanded, with active listings up about 12% from a year ago and months of supply rising to 4.8, well above the state’s 2.8 months.
Conditions have cooled from the spring, with homes selling more slowly and fewer bidding wars.
