Market gauge is calculated using active listings and pending sales from the most recently available reporting period (Apr 2026).

Year-over-year, Monroe County’s typical home value in April 2026 is down while the broader Indiana market is still edging up, highlighting a local cooling compared with the state overall. At the same time, inventory has risen about 11 percent from last year and months of supply is up more than 23 percent, giving buyers more choices than they had a year ago.

Looking closer at April, the typical home value sits around $315,000, with a median list price near $342,000 after a double-digit month-over-month dip. Homes are selling faster than before, with median days on market falling sharply to 53 days, and about 16 percent of sales closing above list price, even as the average sale-to-list ratio hovers just above 97 percent.

Activity levels suggest solid demand, as homes sold increased more than 6 percent year over year and pending sales are also higher than last year, even though new listings pulled back from March. With 862 active listings and 4.4 months of supply, Monroe County currently leans toward a seller’s market but with more breathing room for buyers than in much of Indiana. Whether you are trying to stand out as a seller or navigate these shifting options as a buyer, Agent Pronto can connect you with an agent who understands Monroe County’s latest trends.

“We got negative feedback on the color of the countertops (what's wrong with blue?!?). Based on that feedback, Laura Beatty created images of the countertops in a lovely, neutral color. Laura also created images of the in-law suite with furnishings. The images seemed quite helpful to the imagination-impaired. Laura was also quite helpful in walking us through the offer - counteroffer procedure and was great in helping us keep things in perspective during that time.”

“Cindy and Michael Stockhaus are, by far, the best realtors I've dealt with. Aside from their professionalism, their communication, their availability, their patience, and their overall knowledge, they are people with heart. This wasn't an easy sale, for any of us, but they maintained professionalism and absolutely seemed to care about me and what I was going through in this process of selling my dad's home. Thank you for the recommendation!”
