Market gauge is calculated using active listings and pending sales from the most recently available reporting period (Jun 2026).

Inventory in Brown County has held fairly steady, with 107 active listings in June and a level almost unchanged from last year. At the same time, contract activity has picked up, as homes sold jumped nearly 58 percent from May and are up about 17 percent year over year, while pending sales have climbed roughly 29 percent compared with last June.

Pricing is adjusting alongside this stronger flow of contracts. The typical home value is about $418,800, which is down from May but still more than 12 percent higher than a year ago, and the median list price has risen more than 21 percent year over year even after a month-to-month dip.

Market pace shows mixed signals, with median days on market at 39, faster than in May but about 69 percent slower than last June. Even so, only 2.7 months of supply is available compared with a sharper decline year over year, and Brown County’s inventory is similar to Indiana overall, which sits at 2.6 months of supply. The share of homes selling above list has increased over the past month, while the average sale-to-list ratio sits just under 97 percent, indicating most sellers are still negotiating somewhat off list price. Buyers and sellers who want to navigate these shifting conditions can use Agent Pronto to connect with a local agent who understands the Brown County market.

“I was really happy with Brandi Oaks, for being in a situation of losing my mom in February and I was selling her house since it was left to me I was told about Brandi met with her went over everything very efficient. Very nice person to work with and she knew what she was doing. She helped me in many ways I felt so comfortable around her working with her getting things done how to do it and that was very helpful because I didn't know nothing about selling a house. “Cindy and Michael Stockhaus are, by far, the best realtors I've dealt with. Aside from their professionalism, their communication, their availability, their patience, and their overall knowledge, they are people with heart. This wasn't an easy sale, for any of us, but they maintained professionalism and absolutely seemed to care about me and what I was going through in this process of selling my dad's home. Thank you for the recommendation!”
