With 2.5 months of supply and a seller’s market gauge of 33, conditions lean toward sellers but still allow room for negotiation.
Prices are responding to this tighter inventory with noticeable upward pressure. The typical home value sits around $298,000, while the median list price is higher at $312,500, and both are projected to rise in March to about $307,000 and $332,525 respectively. Compared with Johnson County overall, where typical values are near $315,000 and projected at $317,500, Prince's Lakes is slightly more affordable but appears to be catching up quickly.
Homes are taking longer to sell, spending a median of 80 days on the market, which is up sharply from the prior month, and about 30 percent of listings saw a price drop before finding a buyer. Even so, 25 percent of recent sales closed above list price, and the average sale-to-list ratio of about 0.96 shows that final prices are usually close to asking.
