March’s finalized data reported the typical value of a home in the city to be $227,500—up 13.81% over the previous 12 months. For comparison, county-level data pegged home values at $317,000 in Monroe County for the most recent reporting period. That number is expected to float around $334,250 in April.

Smithville-Sanders had 18 new listings and 15 listings that went under contract in March, increasing the area’s total available inventory to 36—up 33.33% from the previous month. Inventory is projected to have further increased in April.

Of those 36 active listings, 27.78% reduced their price in the month of March. The median listing price for homes in Smithville-Sanders grew 20.51% from February to March, bringing the current median listing price to $235,000. Based on projected data for April, listing prices may continue to grow.

The number of days that homes have been on the market prior to going under contract has been fairly steady year-over-year.
