Home values in Far Northwest have surged in the latest rolling three-month view, with the typical home value up sharply year over year and now above the broader South Bend figure. The median sale price in the neighborhood has climbed to around $206,900, compared with about $187,900 across South Bend, reflecting much stronger appreciation locally than the citywide 9 percent annual gain. List prices have also risen, with the median list price up double digits from a year ago, signaling sellers’ growing confidence as values have increased.
