St. Joseph County home values have risen solidly over the past year, with the typical home value up about 12% year over year. Homes sold also increased nearly 10% from a year ago, and new listings climbed about 13%, signaling more movement on both sides of the market. At the same time, local prices are still below the Indiana state median sale price, which is closer to $289,000.

In June 2026, the typical home value in St. Joseph County was about $264,000, with a median list price just over $261,000. That same month, 402 homes sold and 449 new listings came on the market, while active inventory reached 1,009 homes.

Homes are changing hands quickly, with the median days on market down to 16, a sharp drop from earlier in the year, and about 58% of listings going off the market within two weeks.
