St. Joseph County is seeing home values climb notably compared with a year ago, with the typical home value up nearly 14 percent. Median list prices have also risen over the past year, signaling that sellers are testing higher price points. Even with this growth, the county’s median sale price in May trailed the Indiana statewide median, suggesting relative affordability for buyers.

Looking more closely at May 2026, sales activity picked up from April, with homes sold jumping nearly 20 percent and pending sales also moving higher. Inventory inched up as active listings grew modestly, yet months of supply stayed low at 1.8, in line with a seller’s market where options remain limited.

Homes are taking longer to sell than they did a year ago, with median days on market rising to 22 days and up sharply year over year, even though nearly 60 percent still go off the market within two weeks. About one in three homes sold above list price in May, and the average sale-to-list ratio hovered just under 99 percent, showing that buyers are still paying close to asking.
