Year over year, St. Joseph County home values have dipped slightly, with the typical home value down about 4 percent in July 2026. Median list prices are also marginally lower than a year ago, while the number of active listings is up roughly 9 percent. Homes sold slipped nearly 5 percent over the same period, suggesting buyers have more options but are moving a bit more selectively.

Looking at the latest monthly snapshot, July’s typical home value was about $239,000, down almost 8 percent from June after a spring run-up. Even with that cooling, the county is still more affordable than Indiana overall, where the median sale price is higher and has risen year over year.

Inventory has continued to build, with active listings climbing to just over 1,070 and months of supply rising to about two, though conditions still favor sellers. Homes are selling quickly at a median of 15 days on market, and more than half are going under contract within two weeks, with roughly 36 percent selling above list price. Pending sales jumped nearly 10 percent from June and are up over 5 percent year over year, indicating steady demand despite softer prices.
