Home prices in St. Joseph County are modestly higher than a year ago, with the typical home value up about 4 percent. Median list prices have climbed even faster year over year, rising more than 9 percent. By comparison, statewide Indiana home values are growing at a slower pace of roughly 3 percent.

In the latest April 2026 snapshot, the typical home value sits around $230,000, while the median list price is closer to $262,000. Homes are spending about 20 days on the market, a sharp drop from earlier in the year that points to buyers acting more quickly.

Inventory has loosened slightly, with active listings up about 15 percent from March and a bit above last year, resulting in 1.9 months of supply versus 2.6 months across Indiana. Buyer activity is solid, as pending sales jumped more than 15 percent month over month and over 9 percent year over year, even though the number of homes sold is down slightly from last April. Competition is evident, with about 32 percent of homes selling above list and the average sale-to-list price ratio just under 99 percent.
