February’s finalized data reported the typical value of a home in the city to be $394,920—up 6.88% over the previous 12 months. For comparison, county-level data pegged home values at $334,410 in Porter County for the most recent reporting period. That number is expected to float around $340,610 in March.

Valparaiso had 31 new listings and 43 listings that went under contract in February, decreasing the area’s total available inventory to 77—down 21.43% from the previous month. Inventory is projected to have further decreased in March.

Of those 77 active listings, 25.97% reduced their price in the month of February. The median listing price for homes in Valparaiso fell 5.0% from January to February, bringing the current median listing price to $399,900. Based on projected data for March, listing prices may continue to fall.
