September’s finalized data reported the typical value of a home in the city to be $155,000—up 3.33% over the previous 12 months. For comparison, county-level data pegged home values at $280,000 in Lake County for the most recent reporting period. That number is expected to float around $277,500 in October.
Lake Station had 25 new listings and 18 listings that went under contract in September, increasing the area’s total available inventory to 38—up 15.15% from the previous month. Inventory is projected to have further increased in October.
Of those 38 active listings, 23.68% reduced their price in the month of September. The median listing price for homes in Lake Station fell 0.0% from August to September, bringing the current median listing price to $199,900. Based on projected data for October, listing prices may continue to fall.
The number of days that homes have been on the market prior to going under contract has been fairly steady year-over-year.
