Cedar County is currently tilted toward sellers, with the market gauge reading a seller's market. Months of supply sits at 2.9, below the 3.4 months seen across Iowa, signaling relatively tighter local inventory. Even so, active listings are just slightly lower than last year, down about 5 percent.
Price trends show notable growth over the past year despite some recent month-to-month volatility. The typical home value is up nearly 15 percent year over year, while the median list price has climbed by more than half compared with last August. Homes are taking about 31 days to go under contract, which is almost two weeks faster than a year ago even though days on market ticked up slightly from July.
Sales activity presents a mixed picture, with 23 homes sold in August, down nearly 28 percent from a year earlier but up from the prior month, and new listings are higher year over year even after a recent pullback. More than 18 percent of homes sold above list price and the average sale-to-list ratio is just under 98 percent, suggesting sellers still have solid pricing power while buyers are negotiating modest discounts.
