April’s finalized data reported the typical value of a home in the county to be $155,000—down 0.0% over the previous 12 months. For comparison, state-level data pegged home values at $239,300 in Iowa for the most recent reporting period. That number is expected to float around $239,950 in May.

Cerro Gordo County had 75 new listings and 49 listings that went under contract in April, increasing the area’s total available inventory to 228—up 11.22% from the previous month. Inventory is projected to have further increased in May.

Of those 228 active listings, 23.25% reduced their price in the month of April. The median listing price for homes in Cerro Gordo County grew 8.72% from March to April, bringing the current median listing price to $269,000. Based on projected data for May, listing prices may continue to grow.

The number of days that homes have been on the market prior to going under contract fell year-over-year.
