Inventory and contract activity in Washington County showed mixed signals in August 2026, with 92 active listings, down slightly from a year ago, while homes sold held at 24. At the same time, pending sales were up sharply year over year by nearly half, and median days on market held at 35, indicating that the homes that do go under contract are moving at a steady pace.
Pricing has adjusted downward compared with last year, with the typical home value off by roughly 13 percent and the median list price down by a similar margin. Even with those softer prices, only about 9 percent of homes sold above asking, and the average sale-to-list ratio hovered just under full price at a little over 98 percent.
Supply conditions still favor sellers, with 2.7 months of inventory in Washington County versus 3.4 months across Iowa as a whole, but new listings have fallen by about 11 percent from a year earlier.
