Year-over-year, Woodbury County’s typical home value in May rose modestly, up a bit over 3 percent, while the median list price was essentially flat. Inventory shifted more noticeably, with active listings climbing nearly 20 percent compared to last year. Pending sales jumped by about 25 percent during the same period, pointing to stronger buyer activity even as choices expand.

In the latest month, buyers saw a bit more breathing room, with 307 active listings and about two months of supply, compared with roughly three months statewide in Iowa. Homes are still moving at a reasonably quick pace, spending a median of 19 days on the market and selling for just under 98 percent of list price on average.

Recent monthly trends show pricing easing slightly, as both the typical home value and median list price dipped a few percent from April while sales volume held steady. Sellers are still seeing solid interest, with nearly a quarter of homes closing above list price and more than 40 percent going off the market within two weeks.
