April’s finalized data reported the typical value of a home in the city to be $238,000—down 18.14% over the previous 12 months. For comparison, county-level data pegged home values at $270,000 in Jefferson Parish for the most recent reporting period. That number is expected to float around $276,500 in May.
Jefferson had 20 new listings and 12 listings that went under contract in April, increasing the area’s total available inventory to 64—up 16.36% from the previous month. Inventory is projected to have further increased in May.
Of those 64 active listings, 21.88% reduced their price in the month of April. The median listing price for homes in Jefferson grew 1.02% from March to April, bringing the current median listing price to $297,000. Based on projected data for May, listing prices may continue to grow.
The number of days that homes have been on the market prior to going under contract fell sharply year-over-year. In April 2025, the median time for a listed property to go pending was 59 days, compared to 70 days in April 2024.
