Inventory in Bath has loosened in the latest rolling three-month view, with active listings edging down just slightly year over year while months of supply has climbed about 68 percent to 3.5. New listings are up more than 10 percent from a year ago and pending sales have risen nearly 10 percent, pointing to more homes both coming to market and moving under contract. Even with this additional supply and activity, only 20 homes sold in the period, a drop of over 21 percent from a year earlier, signaling a slower pace of completed sales.

Prices are adjusting to these shifting conditions. The typical home value is down roughly 14 percent compared with a year ago, and the median list price is lower by a similar margin despite a recent month-to-month bump. Sellers are still receiving close to full asking price on average, with the sale-to-list ratio holding around 100 percent even as the share of homes selling above list has fallen by about 16 percent year over year.

Days on market have lengthened dramatically, with the median now at 53 days in this rolling three-month period compared with much faster sales a year ago. At the same time, nearly 59 percent of homes still go off the market within two weeks, highlighting a split between well-priced homes that move quickly and others that linger.
