Portland’s rolling three-month data through August 2026 shows home values easing compared with a year ago. The typical home value is down around 6 percent year over year, and median list prices have fallen by about 11 percent. Even with those declines, prices remain relatively high and reflect the area’s continued desirability.
Inventory conditions have shifted noticeably over the past year. Months of supply has risen by roughly a third to about three months, signaling more options for buyers than in previous years, while active listings are only slightly lower than a year ago. At the same time, pending sales are down more than 11 percent year over year, and homes are spending a bit less time on the market, with the median days on market dipping about 6 percent.
