Over the past year, Portland’s typical home value has inched up about 1.9 percent, even as nearby Cumberland County values have slipped more than 6 percent. Sellers in the city are still seeing relatively strong pricing power compared with the broader county. At the same time, buyer demand has cooled from last year, with pending sales down more than 28 percent and new listings down over 52 percent.
In February 2026, the typical home value in Portland was around $545,000, while the median list price was much higher at about $699,000, highlighting a gap between asking prices and overall values. Homes spent a median of 43 days on the market, which is 14 percent faster than both last month and last year, and about 17.5 percent of listings saw a price drop as roughly 32 percent still sold above the list price.
Inventory stood at 114 homes with about 3.7 months of supply, and Cumberland County as a whole carried a much larger pool of 539 listings, reinforcing Portland’s leaner, seller-leaning conditions. Looking ahead to March 2026, typical home values in the city are projected around $502,500 with a median list price near $742,500 and inventory edging slightly down to about 112 homes, while county values are expected near $482,250.
