January’s finalized data reported the typical value of a home in the city to be $463,700—down 2.38% over the previous 12 months. For comparison, county-level data pegged home values at $503,000 in York County for the most recent reporting period. That number is expected to float around $505,000 in February.
Biddeford had 12 new listings and 9 listings that went under contract in January, decreasing the area’s total available inventory to 55—down 3.51% from the previous month. Inventory is projected to have further decreased in February.
Of those 55 active listings, 16.36% reduced their price in the month of January. The median listing price for homes in Biddeford grew 11.25% from December to January, bringing the current median listing price to $499,500. Based on projected data for February, listing prices may continue to grow.
The number of days that homes have been on the market prior to going under contract rose year-over-year.
