Home prices in Saco have softened slightly in this rolling three-month view compared with a year ago. The typical home value is down about 1% year over year, even as the median list price is up more than 7%, showing sellers are still reaching for higher asking prices. At the same time, the share of homes selling above list has edged down a bit from last year.

Inventory and activity have shifted in different directions over the past year. Active listings are down more than 26% year over year, and new listings have fallen about 20%, signaling fewer options coming to market. Yet homes sold are up slightly from a year ago, and the market is still classified as a seller’s market with about 2.4 months of supply. Buyers today are also seeing homes sit longer than last year, with median days on market jumping sharply to around five weeks in this latest period.

Looking at recent momentum, the rolling three-month data shows sales picking up, with homes sold rising around 37% from the prior three-month period and pending sales up nearly 18%. Homes are also moving faster than a few months ago, as median days on market dropped from 60 to 35, and about 46% of listings are going under contract within two weeks. With the average sale-to-list ratio hovering just under 100%, pricing is closely aligned between buyers and sellers.
