Inventory in Carroll County has been climbing, with active listings up nearly 14% month over month and about 5% year over year to 603 homes. Buyer activity is responding, as homes sold jumped more than 22% from April and over 7% compared with last year. Pending sales are roughly flat month to month but sit about 7% lower than a year ago, suggesting some softening in new contract volume.

Pricing is showing mixed signals as supply and demand adjust. The typical home value is essentially unchanged from last year, while the median list price has risen almost 7% year over year and about 1% from April, indicating sellers are still testing higher price points.

Homes are moving at a moderate pace, with the median days on market at 21, down sharply from April but much higher than the unusually fast market a year ago. Months of supply has tightened to 1.8, well below Maryland’s 3.2 months, and nearly 46% of recent sales closed above list price, pushing the average sale-to-list ratio to just over 100%. Conditions continue to tilt toward sellers even as pricing growth looks more measured.
