Carroll County’s housing inventory has been edging up, with about 585 active listings in August and a slight year-over-year increase. New listings were up more notably from last year, rising over 8 percent, even as they dipped a bit from July. At the same time, homes sold and pending sales both eased compared with the prior month, suggesting buyers are moving a bit more cautiously.
Prices are holding relatively steady despite these shifts. The typical home value was just over $505,000 in August, up more than 6 percent from July but slightly lower than a year ago, while the median list price showed a similar pattern with a small year-over-year decline. Homes are taking a bit longer to sell, with the median days on market at 29 and up from both last month and last year, and months of supply has climbed to 2.2, still below Maryland’s 3.5 months and consistent with the area’s seller’s market label.
Even with that seller tilt, bidding has cooled from early summer, as the share of homes selling above list dropped to about 35 percent and the average sale-to-list ratio nudged just over 100 percent. Compared with the broader state, prices in Carroll County sit higher while inventory remains tighter, giving both sides distinct trade-offs to weigh.
