Year over year, typical home values in Baltimore County are up modestly, rising about 2 percent to around $369,000. Active listings have also increased compared with last year, while months of supply is up to about 2 months, signaling more options than before. At the same time, sales volume has slipped slightly from a year ago, and the share of homes selling above list is a bit lower than last spring.

Looking at the latest monthly snapshot for April 2026, list prices are climbing faster than sale prices, with the median list price up just over 3 percent from March. Inventory is building, with active listings up more than 7 percent month over month and new listings jumping nearly 16 percent, even as homes sold rose almost 20 percent from March but stayed slightly below last year’s level.

Conditions on the ground still favor sellers, with a seller’s market reading and an average sale-to-list ratio just above 100 percent, yet buyers are seeing slightly more breathing room than in the broader Maryland market, where supply sits closer to 3.2 months. Homes in Baltimore County are spending a median of 29 days on the market, down from March and much quicker than earlier in the year.
