New Market’s rolling three-month snapshot shows more homes coming onto the market and more deals getting done. Active listings are up sharply year over year, and new listings have climbed by more than 150 percent. Completed sales and pending contracts have also more than doubled compared with a year ago, signaling very strong buyer demand.

Prices are adjusting even as activity picks up. The typical home value over the recent three-month period is up more than 30 percent from a year earlier, though the median list price has moved lower year over year, suggesting sellers are pricing more carefully to meet the market.

Speed and negotiation patterns point to a solid seller’s advantage. Homes are taking about 20 days to go under contract in the rolling three-month window, much faster than a year ago, and months of supply has dropped well below three, consistent with a seller’s market. More than 60 percent of recent sales closed above list price, and the average sale-to-list ratio is just under 102 percent, indicating buyers are often paying at or above asking to win.
