Green Valley’s rolling three-month snapshot shows a pickup in both listings and contract activity. Active listings are up sharply year over year, climbing more than 80 percent, while homes sold have surged by over 150 percent. New listings and pending sales are also much higher than a year ago, indicating more owners are testing the market and more buyers are writing offers.

Pricing is adjusting alongside this activity. The typical home value over the latest three-month period is down about 15 percent from a year earlier, even as the median list price is roughly flat year over year. Sellers are still receiving, on average, just over 100 percent of list price, but the share of homes selling above asking has dropped to about one quarter of sales compared with roughly half or more in earlier periods.

Homes are taking longer to go under contract than they did in prior years, with the median days on market now close to six weeks on a rolling basis. Even with that slowdown, supply remains lean at about two months, and the broader gauge still characterizes Green Valley as a seller’s market. This mix of more options, softer prices, and quick-moving inventory in many cases can be confusing to navigate.
