Frederick County’s housing market has grown over the past year, with typical home values up about 4 percent and median list prices rising more than 5 percent. Homes sold increased nearly 14 percent year over year, even as months of supply fell about 15 percent, signaling tighter inventory than last year. Compared with Maryland overall, Frederick County’s home values are higher while its supply is leaner than the state’s 3.4 months.

In the latest monthly snapshot for July 2026, the typical home value sits around $515,000, closely aligned with a median list price just over $514,000. Sellers still hold some leverage, with a market gauge pointing to a seller’s market and roughly one-third of homes closing above their list price at an average sale-to-list ratio near 100 percent.

Conditions on the ground show both activity and patience. There were 1,348 active listings in July, with 440 new listings hitting the market and 367 homes sold, plus 358 going under contract. Median days on market have stretched to about 39, much longer than a year ago, giving buyers a bit more time to decide even as supply sits at only 2.5 months.
