New listings also increased nearly 20% year over year, while homes sold jumped about 27%, indicating stronger closing activity. Homes are taking longer to move than last year, with the median days on market now 37 days and sharply higher year over year, yet the months of supply sits at 2.7, still signaling a seller-leaning market compared with Maryland’s 3.2 months overall. With more inventory, softer prices, and solid contract volume, conditions in Calvert County look different depending on whether you are listing or looking.
