Inventory in Calvert County has expanded notably, with active listings up more than 40 percent from a year ago and now at 559 homes. New listings have also surged over 60 percent year over year, giving buyers more options than they had last summer. Even with more choices, contract activity is healthy, as pending sales are running about 20 percent higher than a year ago.
Pricing is adjusting to these shifting dynamics. The typical home value is around $491,000, which is down modestly from last year even as it edged up a bit from June. Sellers are still achieving close to their asking prices, with the average sale-to-list ratio just under 100 percent, but the share of homes closing above list has eased to about one-third of sales. Homes are taking longer to sell, with the median days on market stretching to about 50 days, far higher than a year ago and up from earlier this spring.
Conditions now resemble a softer seller’s market, with about 3.1 months of supply in Calvert County compared with roughly 3.4 months across Maryland overall. Sales volume is slightly higher than a year ago, even as more inventory gives buyers added negotiating power and time to decide.
