Charlestown currently leans toward sellers, with the local gauge at a seller’s market even as conditions ease. Months of supply has climbed to about three and a half months in this rolling three-month view, far below Boston’s 6.4 months but much higher than a year ago. At the same time, homes are still moving quickly, with a median of 19 days on market.

Prices show a mixed picture. The typical home value over the latest three months is up roughly 12 percent compared with a year earlier, even though list prices have edged down year over year. Fewer homes are selling above asking than in past years, and the average sale-to-list ratio now sits just under 100 percent, suggesting buyers have a bit more room to negotiate.

Listing activity has picked up notably, with new listings rising year over year and active inventory slightly higher than a year ago. However, homes sold have slipped compared with last year, indicating demand has cooled somewhat while supply has expanded.
