Year over year, Cambridge’s rolling three-month typical home value is down modestly, slipping about 7 percent to around $1.19 million. At the same time, the median list price is slightly lower than a year ago, while sellers are still receiving, on average, just over 102 percent of asking price. Homes are also seeing a smaller share sell above list compared with last year, suggesting pricing has cooled from peak intensity.

Looking at the latest rolling three-month snapshot through May 2026, activity has picked up even as prices have edged down from earlier this year. Homes are taking longer to sell than a year ago, with the median days on market jumping sharply to 21 days.

Inventory has expanded noticeably, with active listings up about 26 percent year over year and new listings climbing more than 28 percent, giving buyers more options than they had last spring. Even with that additional supply, demand is strong, as pending sales are running nearly 35 percent higher than a year ago and about 58 percent of homes go off market within two weeks. Months of supply has risen to 3.8, and the area is still categorized as a seller’s market, though conditions are less extreme than in prior years.
