Inventory in Franklin County is rebuilding as the spring season progresses. Active listings climbed to 155 in April, up sharply from March and only slightly below last year, giving buyers more options. New listings also jumped month over month, with a roughly 43 percent increase, signaling that more homeowners are testing the market.

Buyer activity is picking up as well, though at a more moderate pace. Homes sold in April rose about 25 percent from March, while pending sales increased nearly 15 percent, showing a steady flow of accepted offers even as they sit well below last year’s levels. With months of supply at 2.8, Franklin County lines up with the statewide inventory picture, and conditions still lean toward sellers.

Prices are adjusting to this balance between supply and demand. The typical home value in April dipped both month over month and year over year, even as the median list price moved higher compared with last month and last year, suggesting sellers are testing higher asking prices than recent sales support. Homes are also moving faster, with median days on market dropping by almost half since March, and more than half of listings going off the market in two weeks.
