Inventory in Franklin County has expanded heading into June, with active listings up sharply month over month and slightly above last year. New listings also jumped from May and sit solidly higher than a year ago, giving buyers more options than they had last season. Homes going under contract rose strongly from the prior month, even as closed sales are running just below last year’s pace.

Buyers are taking longer to commit than they did a year ago, with the median days on market up significantly year over year, now around three and a half weeks. Even with that extra time, conditions still lean toward sellers, as the market gauge identifies Franklin County as a seller’s market and months of supply is holding at about two and a half months, similar to the statewide level.

Prices are adjusting as supply and demand rebalance. The typical home value has dipped modestly over the past month and is slightly below last year, even as the median list price has climbed double digits year over year. A solid share of homes still sell above asking, though that share has eased a bit compared with last year and the average sale-to-list ratio has inched down.
