Franklin County is seeing more homes come on the market while sales activity picks up month to month. Active listings rose in May to 173, up more than 12 percent from April, and pending sales and closed sales both climbed over 20 percent compared with the prior month. Even with this increase in options, supply stayed tight at 2.6 months, keeping conditions tilted toward sellers.
Prices are responding to this mix of rising activity and limited supply. The typical home value reached about $406,000 in May, jumping nearly 18 percent from April and up more than 11 percent year over year, even as the median list price has edged down a bit compared with last year. Homes are also moving faster, with the median days on market dropping to 26 days in May from 33 in April and much higher levels earlier in the year.
Competition is evident in how closely sale prices track asking prices. The average sale-to-list ratio is just above 100 percent, and roughly 38 percent of homes sold above their list price in May, a slightly higher share than a year ago. Compared with Massachusetts overall, Franklin County offers lower typical sale prices but a similar level of tight inventory, with the state sitting at 2.5 months of supply.
