North Seekonk’s rolling three-month snapshot shows a market with more options than a year ago but slower movement. Active listings are up more than 20% year over year, while new listings have also increased, giving buyers a wider selection. At the same time, homes sold are down sharply compared with last year, which points to softer overall demand.

Contract activity is holding up better than closed sales, with pending deals rising more than 20% year over year. Months of supply has expanded to just over five months from much tighter conditions a year ago, reflecting this mix of added inventory and steadier contract flow.

Pricing has adjusted in response to these shifting dynamics. The typical home value is down nearly 5% from a year ago and the median list price has fallen about 7%, while the share of properties selling above list has dropped by more than two-thirds. Homes are taking much longer to sell, with median days on market jumping dramatically compared with last year, even though a large share still goes off the market within two weeks.
