Year-over-year, Chelsea’s rolling three-month home values have edged down, with the typical home value in the latest period about 1 to 2 percent lower than a year ago. At the same time, median list prices are down roughly 5 percent from last year, signaling some softening on the asking side even as overall price levels stay relatively high.

Inventory conditions have shifted noticeably over the past year, as months of supply has climbed to about four months, more than doubling from a year earlier. Active listings are up around 10 percent year over year, and new listings have increased modestly, giving buyers more options than they had in the prior spring.
