February’s finalized data reported the typical value of a home in the neighborhood to be $350,000—up 15.7% over the previous 12 months. For comparison, city-level data pegged home values at $385,000 in Ann Arbor for the most recent reporting period. That number is expected to float around $361,000 in March.
Allen had 9 new listings and 11 listings that went under contract in February, increasing the area’s total available inventory to 8—up 14.29% from the previous month. Inventory is projected to have further increased in March.
The median listing price for homes in Allen grew 11.52% from January to February, bringing the current median listing price to $300,000. Based on projected data for March, listing prices may continue to grow.
The number of days that homes have been on the market prior to going under contract has been fairly steady year-over-year.
