Washtenaw County is currently tilted toward sellers, with the market gauge indicating a seller’s market despite some shifting dynamics. Inventory has grown to about 2.9 months of supply, up nearly 29 percent from last year, which gives buyers a bit more breathing room than in the past.

Prices show mixed signals, with the typical home value around $433,700, down slightly both month over month and year over year, while the median list price is up over 3 percent from last year. Homes are taking much longer to sell than a year ago, with median days on market jumping to 37 days and rising more than fourfold year over year, even as nearly 46 percent of listings still go off market within two weeks.

Sales activity has cooled somewhat, as homes sold are roughly flat compared to last year while pending sales are down a bit more than 2 percent year over year. At the same time, the share of homes selling above list price has fallen to about 31 percent and the average sale-to-list ratio has edged just under 100 percent, suggesting buyers have slightly more negotiating power than they did recently.
