Washtenaw County is currently leaned toward sellers, with the market gauge at 32 indicating a seller’s market. Even so, conditions are not extreme, as months of supply sits at 2.4, below Michigan’s 2.9 months but higher than where it was a year ago, pointing to slightly more breathing room for buyers.

Homes are taking longer to sell than a year ago, with median days on market up sharply to 35 days and months of supply almost 30 percent higher year over year, yet sellers still hold some leverage as about 43 percent of homes close above list price and the average sale-to-list ratio stays just over 100 percent.
