Compared with a year ago, Ann Arbor home values have inched up, with the typical home value now about 3 percent higher on a rolling three-month basis. Median list prices have followed a similar path, also rising just over 3 percent year over year, signaling steady but not explosive price growth.

Inventory has expanded from last June, with active listings up nearly 15 percent to 771 homes, yet the market still leans toward sellers with only 2.7 months of supply. Over the same period, homes sold increased about 11 percent and pending sales jumped more than 16 percent, highlighting stronger buyer activity even as choices improve.

Looking at the latest rolling three-month snapshot, homes are taking longer to sell than a year ago, with median days on market up sharply to 36 days, while the share selling above list has eased from over half to about 37 percent. Still, the average sale-to-list price ratio is holding just above 100 percent, showing that well-priced homes can command full price or slightly more.
