Market gauge is calculated using active listings and pending sales from the most recently available reporting period (Jun 2026).

Year over year, Arenac County’s home values and asking prices have both moved higher, with the typical home value up about 8 percent and the median list price jumping nearly 56 percent. Compared with the broader Michigan market, local prices are still lower overall, which can appeal to buyers looking for more affordability.

Looking at June 2026 specifically, buyer activity picked up noticeably, with homes sold rising more than 50 percent from a year ago and pending sales up about 48 percent. Inventory also grew, as active listings climbed roughly 15 percent year over year, giving shoppers more options even as the county still leans toward sellers.

Conditions on the ground show a mixed pace: homes spent a median of 74 days on the market in June and about 30 percent went under contract within two weeks, while months of supply tightened sharply from a year earlier to 3.7 months. With sale-to-list ratios around 91 percent and virtually no homes closing above list price, negotiating room may exist for buyers, and both buyers and sellers can benefit from Agent Pronto’s help in finding an agent who understands these shifting dynamics.

“From the showing of the condo, the preapproval of the application the signing of the seller and the buyer all took about six hours. This is excellent for me. I needed a place that my wife and I could live together for the rest of our lives and we will thank you very much, Angie.”

“In preparing for the sale and facilitating the final sale of a property with several difficulties, Angela Averill and her team were very helpful and exceptionally patient--particularly, her team members, Kylie and Dalanie, who were kind at the closing by listening to my frustrations regarding issues over which they had no control. This property sale helped our organization greatly and wouldn't have worked out as well without this great team of realtors. Thank you for everything!”

“Professional, knowledgeable, thoughtful Where do I start, Amy went above and beyond to help me, guided me, supported me, reassured me, and respected my every wish. I am not an easy client to say the least. Amy was my support that I didn't have, being by myself with nobody to bounce concerns and ideas off was difficult for me, and she was just that. I've bought several houses in the past and never once have I used the same realtor until Amy. I worked with a different realtor by the name Lori Periard from Century 21 and she was a nightmare. Amy drove me around, helped me find a house, car, insurances and anything else I needed to make my transition as smooth as possible. I respect Amy, have much admiration for her. I plan to use Amy for my next adventure. I can't thank Amy enough.”

“We watched Kathy sell two homes on our same street, as we had planned to sell our home the following spring. We were impressed by the marketing, attention to detail of the homes during the selling process and overall execution of the sale. Fast forward to the original meeting with Kathy in May of 2026 and that sealed the deal. She is effecient in all aspects of the details, there was essentially no worries. she and her outstanding team walk you through the process in a very easy to navigate process.”
