Year over year, Arenac County’s typical home value has slipped modestly, running well below the statewide median sale price in Michigan. At the same time, inventory has expanded more than 30 percent over the past year, pushing months of supply sharply higher than the state’s 2.9 months and creating a more neutral backdrop for negotiations.
In the latest May snapshot, buyers saw a median list price around the mid-$200,000s, only slightly lower than a year ago despite the softer typical home value. Sellers are contending with an average sale-to-list ratio just over 93 percent and only about one in four sales closing above list price, signaling that aggressive over-asking bids are less common than in many parts of Michigan.
Recent monthly trends highlight increasing activity, with homes sold jumping more than 60 percent from April and new listings nearly doubling.
