Barry County is seeing more homes come to market, with active listings rising about 12 percent from last month while new listings are also up. Pending sales increased more than 8 percent, and closed sales held steady compared with April. With months of supply still low at 1.7, conditions lean toward sellers even as inventory improves.

Prices are adjusting alongside this activity. The typical home value is down nearly 7 percent month over month and about 6 percent lower than a year ago, even as the median list price is up roughly 14 percent year over year. Homes are moving quickly, with the median time on market dropping to just 9 days, and nearly 60 percent of listings coming off the market within two weeks.

Demand pressure is still evident, as about a third of recent sales closed above list price and the average sale-to-list ratio is just under 100 percent. Compared with Michigan overall, Barry County has tighter inventory, with less than two months of supply versus nearly three months statewide, even though the county’s typical sale price sits slightly above the state median.
