Homes in the Midwest neighborhood of Detroit are taking much longer to sell in this rolling three-month view. The median days on market has climbed to 96, dramatically higher than a year ago and well above what is typical citywide in Detroit.

Prices have surged even as the pace has slowed. The typical home value is about $93,000, up more than 150 percent from a year earlier in this rolling period. Median list prices have also risen sharply year over year, while the average sale-to-list ratio has edged down to just under 96 percent. Only about 17 percent of homes are going under contract within two weeks, showing that buyers generally have more time to decide.

Supply conditions add another layer to the picture. Months of supply sits at roughly six, lower than a year ago but still consistent with a seller-leaning market in this part of Detroit. Active listings are down more than 10 percent year over year even as closed sales have grown by more than 40 percent, suggesting steady demand meeting fewer options.
