Homes in Detroit’s Midwest neighborhood are spending more time on the market in this rolling three-month view, with a median of 46 days, up from 21 days a year ago. Even with this slower pace, a sizable 37 percent of homes are still going under contract within two weeks, signaling that appealing, well-priced listings move quickly.
Pricing has eased compared with last year and earlier in 2026. The typical home value is down slightly year over year, and the median list price has fallen more than 10 percent over the same period. Fewer properties are selling above their list price than a year ago.
Sales activity, however, has picked up notably. Homes sold are up nearly 60 percent year over year, and pending sales have jumped by more than 80 percent, while new listings have inched up only slightly. Months of supply have tightened from much higher levels last year to about 5.4 months now, and the area is still characterized as a seller’s market, even as nearby Detroit overall shows a higher 7.3 months of supply.
