Homes in Detroit’s State Fair neighborhood are taking much longer to sell in this rolling three-month view. The median days on market has climbed to 173 days, more than double the time from a year ago and sharply higher than the broader Detroit area, where homes typically move much faster and supply is closer to seven months.
Prices have moved in a different direction than the pace of sales. The typical home value over the past three months sits around $141,000, yet that is down more than a third compared with the same period last year. Asking prices have also softened, with the median list price dropping over 30 percent year over year. Fewer sellers are achieving top-dollar results, as the average sale-to-list ratio has slipped to just under 93 percent.
