Inventory in Huron County has held fairly steady, with about 82 active listings in August and little change from a year ago. New listings, however, have surged more than 20 percent year over year, bringing fresh options to the market. Pending sales are also up strongly from last year, even though they fell sharply from July, suggesting solid buyer interest but a bit more caution late in the summer.
Pricing has been moving upward as this activity plays out. The typical home value is up nearly 19 percent from a year ago, and the median list price has edged higher as well, though by a smaller margin. More than 20 percent of homes sold above list in August, a noticeable increase from last year and a sign that the most desirable properties can still draw multiple offers.
Homes are taking longer to sell than a year ago, with the median days on market rising about 15 percent to 51 days, yet that is a sharp improvement from early spring when listings often sat much longer. Months of supply is around 3.1, higher than in the state overall but down significantly compared with last year, which supports the area’s seller’s market reading. With sale-to-list ratios near 97 percent, buyers need realistic expectations while sellers must price carefully to capture demand.
