Huron County is seeing more homes coming on the market and more deals moving toward closing. Active listings are up more than 30% from a year ago, with 87 homes available in May. Contract activity is picking up as pending sales jumped about 26% year over year and more than doubled from April.

Buyer interest has translated into stronger closed sales recently. Homes sold in May were up about 40% compared with last year, and nearly 70% higher than the prior month, even as Michigan overall has a lower months of supply at 2.9 versus Huron County’s 4.4.

Prices are reacting in different ways for sellers and buyers. The typical home value is up roughly 35% year over year, but the median list price is down more than 28% from last May, suggesting sellers are pricing more conservatively to attract offers. Homes are still taking time to move, with a median of 89 days on market, though that is shorter than in April. Only about 13% of recent sales closed above list price, and the average sale-to-list ratio sits just over 93%, pointing to room for negotiation.
