Jackson County’s home values have climbed over the past year, with the typical home value up about 17 percent compared to last April. Inventory has also expanded, as active listings rose slightly year over year while months of supply nearly doubled to 3.4 months. Even with these shifts, homes here are still priced below the Michigan state median sale price.

Looking at the latest month of April 2026, prices and activity picked up from March. The median sale price jumped sharply month over month, while median list prices and pending sales also moved higher, and new listings increased by more than 20 percent.

Only about a quarter of recent sales closed above list price and the average sale-to-list ratio is just under 99 percent, suggesting buyers have a bit more negotiating room than during the hottest periods. At the same time, Jackson County is still classified as a seller’s market, so well-priced homes can perform strongly.
