Napoleon’s rolling three-month snapshot shows a market with very limited sales activity and shrinking inventory. Active listings are down more than 13% from a year ago, and homes sold in the period have fallen nearly 80% year over year. Pending sales, however, have more than doubled versus last year, signaling buyers are still stepping in when the right home appears.

Pricing has moved sharply higher in this low-volume environment. The typical home value over the latest three months is up more than 190% compared with a year earlier, while the median list price is down about 20% year over year, suggesting sellers may be starting lower than where homes ultimately sell. Homes that do sell are commanding strong terms, with the average sale-to-list ratio above 104% and the share of properties closing above list at roughly 100%.

Timing and pace have shifted as well. Median days on market have surged to about a month and a half, more than ten times longer than a year ago, and months of supply have jumped to around 16, even as Napoleon is still classified as a seller’s market. With new listings down about 24% year over year and only a handful of closings, conditions can feel unpredictable from one property to the next.
