Rockford’s rolling three-month snapshot through May 2026 shows more homes coming on the market and more deals getting done. Active listings are up sharply year over year, climbing nearly 47 percent to 51 homes, while new listings jumped about 27 percent. Closed sales also rose roughly 39 percent compared with a year ago, indicating buyers are engaging even as inventory expands.

Pricing is adjusting to this mix of stronger inventory and solid demand. The typical home value over the rolling period is about $425,000, up a little more than 9 percent year over year, yet the median list price is down nearly 14 percent from a year ago, suggesting sellers are pricing more strategically to meet the market. Homes now sit a median of 26 days before going under contract in this view, significantly longer than a year earlier, and months of supply has increased to 1.2, though conditions still register as a seller’s market.

Despite the longer timelines, competition has not disappeared in Rockford. Roughly 36 percent of recent sales closed above list price and the average sale-to-list ratio is just over 100 percent, showing buyers are still willing to pay close to, or slightly above, asking when homes are well positioned.
