Even with that seller edge, pricing is under noticeable pressure. The typical home value is around $285,000, down 17.39% from last year and 3.39% from last month, and it is projected to ease to $280,000 in April 2026. The median list price has followed a similar pattern, slipping 7.69% month over month to $299,900, with projections pointing to roughly $287,400 next month.

Conditions on the ground show a slower pace and more room for negotiation. Homes now spend a median of 64 days on the market, up 48.84% from last month and double the time from a year ago, while about 22.82% of listings see a price drop and 35.38% still sell above asking. New listings are down 19.8% year over year to 81 and pending sales are down 9.3%, even as Lapeer County’s typical value of $285,000 sits above the Michigan average of $270,200 but below the state’s projected $275,550.
