Inventory in Leelanau County has edged down slightly, with 287 active listings in July and a small month-over-month decline but a modest uptick from last year. Contract activity has cooled more noticeably, as homes sold dropped about 38 percent from June and pending sales fell by roughly 30 percent, pointing to slower turnover.

Pricing is reacting to this shift, with the typical home value around $659,566 in July, down from both the prior month and about 6 percent below a year ago. At the same time, sellers are still testing higher asking prices, as the median list price is up more than 17 percent year over year even after a recent month-over-month dip.

Days on market have stretched to a median of 42 days, and months of supply has climbed to 4.9, placing Leelanau County in a neutral market compared with Michigan’s tighter 3 months of supply. While about 27 percent of homes are still selling above list and the average sale-to-list ratio is just under 100 percent, buyers are seeing a bit more breathing room and sellers must price carefully in this higher-value market relative to the state.
