Inventory in Leelanau County has expanded sharply, with active listings up more than 70% from April and slightly higher than a year ago. At the same time, new listings doubled month over month and pending sales jumped more than 120%, showing that buyers are quickly writing contracts as more homes hit the market.

Pricing is showing mixed signals, as the typical home value climbed more than 17% from April and sits modestly higher than last year, while the median list price is down from both last month and a year ago. This combination points to sellers adjusting asking prices as buyers focus on well-priced homes that still close near list, with the average sale-to-list ratio just under 99%.

Time on market and supply highlight a shifting balance, with median days on market dropping from 107 in April to about a month in May even as months of supply rose to nearly seven, well above Michigan’s roughly three months of inventory.
