Year-over-year, Traverse City’s rolling three-month numbers show rising values but a cooler pace of sales. The typical home value is up nearly 10% from last year, while median list prices have climbed more than 20%. At the same time, homes sold in this period are down by double digits compared with a year ago, pointing to a slower closing pace.
In the latest rolling three-month view through June 2026, buyers are seeing more options, with active listings slightly above last year and new listings up over 13%. Months of supply has expanded to about seven, far higher than a year ago, which signals more inventory relative to demand and gives buyers additional negotiating room. Even so, almost one-quarter of recent sales still closed above list price, and the average sale-to-list ratio is holding just below 100%, indicating sellers who price accurately can still achieve strong results.
Conditions have shifted sharply from the tighter market of 2023, when supply was closer to three to four months and a larger share of homes sold over asking. Homes are now taking longer to go under contract, with median days on market jumping significantly compared with last year’s quick turnarounds.
