Year-over-year, Lenawee County home values and prices have been moving higher, with the typical home value up about 9 percent and the median list price rising more than 4 percent since last April. Compared with Michigan as a whole, where the median sale price is up just over 5 percent, Lenawee’s price growth has been a bit stronger even though its typical home value still sits below the statewide median.

Looking at the latest month, April’s median sale price came in around $234,000, dipping slightly from March while the median list price fell more sharply, suggesting sellers may be adjusting expectations. Homes are selling faster than a month ago, with median days on market dropping from 56 in March to 43 in April, even as months of supply climbed to 3.6, indicating more options for shoppers than earlier in the year.

April also brought more movement in listings and contracts, as new listings jumped more than 13 percent from March and pending sales rose at a similar pace. Fewer homes are selling above asking, with the share closing over list down from March and sitting under 18 percent, and the average sale-to-list ratio holding just under 98 percent, showing buyers still have to write strong offers.
