Livingston County is currently tilted toward sellers, with the market gauge at 20 on the seller’s market scale. Homes are valued well above the Michigan typical value, at about $382,000 compared with $259,500 statewide. Even so, pricing and pace show signs of easing for buyers.
Home values have dipped about 4.02% over the past year, and the typical home value edged down 0.22% in the latest month. The median list price also moved lower month over month by about 6.02%, landing near $375,000 as of February 2026. Inventory sits around 304 homes with 2.6 months of supply, and days on market have stretched to 52, up sharply year over year but down 13.33% from the prior month. Sellers still see some strength, with roughly 32.76% of homes selling above list and an average sale-to-list ratio just under 1.00.
Looking ahead to March 2026, projections show a slight softening, with typical values near $381,575, a median list price around $363,000, and inventory easing to about 295 listings. At the same time, new listings and pending sales are down significantly year over year, by 27.57% and 31.02% respectively, which helps keep leverage from fully shifting to buyers.
