Market gauge is calculated using active listings and pending sales from the most recently available reporting period (May 2026).

Midland County home values have climbed notably over the past year, with the typical home value up about 21 percent. Listing prices are also higher than a year ago, though they have eased around 6 percent from last month. Compared with Michigan overall, Midland County’s typical sale price now sits a bit above the statewide median.

Conditions in May show a market that is less overheated than last year but still leans toward sellers. Months of supply has risen to 3.2, up sharply from a year ago and higher than the statewide 2.9 months, giving buyers a bit more choice. Homes are taking longer to sell than last spring, with the median days on market jumping to 19, yet nearly 66 percent of listings still go off the market within two weeks. About 39 percent of homes are selling above list price, and the average sale-to-list ratio is just under 100 percent, indicating sellers can usually achieve asking price when they price strategically.

Inventory and activity are shifting as well, with active listings up modestly year over year while the number of homes sold is down significantly from last May. Pending contracts have dipped compared with last year even after a strong month-over-month rebound, suggesting buyers are more selective. Whether you are trying to stand out as a buyer or maximize your position as a seller, Agent Pronto can connect you with a Midland County agent who knows how to navigate these trends.

Learn more about what Midland County has to offer.

Midland County offers residents a vibrant, tight-knit community with strong schools, abundant parks and recreation, thriving local businesses, and a high quality of life.

Midland County stands out from nearby Bay and Saginaw counties with a rare mix of research-driven industry, walkable neighborhoods, and quick access to rivers, forests, and small towns. The city of Midland anchors the county with cultural amenities like the Midland Center for the Arts and year round events in the Downtown Midland Social District.

Outdoor recreation is central to local identity. Residents enjoy the Tridge and Chippewassee Park along the Tittabawassee River, miles of paths on the Pere Marquette Rail Trail, and the award winning Dow Gardens. Families value strong schools such as Midland Public Schools and community resources including the Grace A. Dow Memorial Library.

Beyond Midland, smaller communities like Sanford and Coleman offer quieter streets, larger lots, and a more rural feel while keeping shopping, healthcare, and dining within a short drive. Proximity to Bay County and Saginaw County expands job options and cultural outings without giving up Midland County’s calmer pace.
