Okemos home values have climbed sharply in the past year, with the typical home value up about 18 percent in this rolling three-month view. Median list prices are also higher than a year ago by roughly 16 percent, underscoring broad price strength. At the same time, homes sold are down about 13 percent year over year, signaling fewer closed transactions even as prices rise.
Conditions in mid-2026 look more balanced than a year ago but still lean toward sellers. Months of supply has increased to about 3.2 months, up more than 80 percent year over year, giving buyers a bit more selection than before.

Active listings are little changed from last year, down only about 1 percent, while pending sales have edged up slightly, showing that demand remains steady.
