Monroe County’s housing market has grown over the past year, with typical home values up about 7 percent compared to last June. Median list prices are also higher year over year, though by a more modest pace of around 4 percent. At the same time, inventory has tightened slightly from last year while months of supply has dropped by roughly 22 percent, reinforcing current seller leverage.

June’s numbers show a busy season taking shape, with 165 homes sold and 192 new listings added. Buyers are acting quickly enough that half of homes are going under contract in about 28 days, and a little more than 41 percent are off the market within two weeks. Roughly 43 percent of recent sales closed above list price, and the average sale-to-list ratio is essentially at 100 percent, signaling that well-priced homes are attracting strong offers.

Compared with Michigan overall, Monroe County’s typical home value sits slightly below the state median, but local prices have been rising at a faster year-over-year pace than the state as a whole. Inventory is also leaner locally, with only 1.9 months of supply versus about 2.8 months statewide, underscoring solid demand for available homes. With pending sales up more than 15 percent from a year ago, conditions favor sellers who prepare and price carefully, while buyers need clear strategies to compete.
