Springfield currently leans toward sellers, with the market gauge signaling a seller’s market and only about one month of supply available. Homes are still taking time to move, though, with the rolling three-month median days on market up sharply year over year to 81 days.

Prices have climbed notably in this rolling three-month view, as the typical home value is up more than 30% compared with a year ago. At the same time, the average sale-to-list ratio has eased slightly over the past year and only about 10% of recent sales closed above the list price, suggesting buyers have a bit more room to negotiate than in prior years.
