St. Joseph County home values have moved lower over the past year, with the typical sale price down more than 20 percent compared to last May. At the same time, inventory has expanded, as active listings are slightly higher year over year and months of supply has nearly doubled. Sales volume has cooled, with the number of homes sold down by more than a quarter from a year ago.

In the most recent month of May 2026, the median sale price was about $189,000 while the median list price stood closer to $247,000, highlighting a notable gap between seller expectations and final sale prices. Supply conditions loosened a bit, with 3.4 months of inventory and active listings up nearly 19 percent from April, yet the market still leans slightly toward sellers overall.

Buyer activity showed mixed signals, as closed sales slipped from the prior month but pending sales jumped more than 35 percent and new listings rose strongly. Homes are taking a median of 33 days to go under contract, and nearly half of listings are going off the market within two weeks, suggesting well‑priced homes can still move quickly. About one quarter of recent sales closed above the list price and the average sale-to-list ratio hovered around 97 percent, so pricing strategy remains important for both sides.
