Carver is seeing relatively few homes on the market, with just 19 listings available and 14 new listings in the latest month. Buyers moved forward on 10 pending sales, so much of what comes on the market is going under contract. With only 1.9 months of supply and a Seller's Market reading, conditions lean toward sellers even as activity has slowed from a year ago.
Pricing has been pushing upward, with the typical home value around $534,000, which is about 11.94% higher than last year and above Carver County’s $501,252. Even with that strength, the median list price of roughly $538,498 has dipped about 10.84% month over month, and the projected median list price for March is expected near $505,776.
Homes are taking longer to sell, now spending a median of 108 days on the market, and more than half of listings, about 52.63%, are seeing price drops. Only about 10% of homes have been selling above the list price, and the average sale-to-list ratio of roughly 0.96 shows that final sale prices are coming in a bit under asking. Projected inventory could tighten further to around 13 homes, even as pending sales and new listings run well below last year.
